On a typical new-home pad we'll strip topsoil and stockpile it for reuse, cut the pad to engineered grade, compact the fill in lifts, and shape positive drainage away from the building footprint. For sloped lots (most of WNC) we cut and fill to balance the site and build retaining berms or set up for a retaining wall by others.

Finish Grade & Drainage Work

We also handle finish-grade work: smoothing out a yard around a finished home, fixing drainage problems where water pools or runs toward the foundation, installing french drains and swales to capture surface water before it becomes a basement problem, and prepping for sod or seed.

NC Permits & When You Need One

Residential grading usually doesn't need a state permit — but some jobs do.

Residential grading itself usually doesn't require a state permit, but you'll need one if any of the following apply: disturbing more than 1 acre (triggers NC DEQ Sedimentation & Erosion Control review under the NC Sedimentation Pollution Control Act), working in a county or municipality with a local grading ordinance (Hickory, Boone, and several others have these), or grading inside a regulated watershed or stream buffer. We know which counties require what — we'll tell you upfront if your job needs a permit and we'll pull it.

For builds that include a septic system, the grading has to leave the septic area undisturbed and at the elevations the county Environmental Health sanitarian approved. We coordinate this with our septic crew so the two don't fight each other on site.

My builder did the grading but my yard still puddles. Can you fix it?
Yes — finish-grade corrections and adding drainage swales or french drains is one of the most common jobs we run. Bring us out after the next good rain so we can see the water path.

How long does it take to grade a typical residential lot?
Depends on size and how much cut/fill is needed. A flat half-acre yard fix might be a day; a full build pad on a sloped lot can be [Phil: typical build pad duration on a sloped lot]. We give a clear estimate after a site visit.

Do I need a permit to grade my own yard?
For most homeowner-scale work, no. If you're disturbing over 1 acre, working in a regulated watershed, or your city/county has a grading ordinance, yes. We'll tell you which applies before we start.
