Typical Commercial Scope
- Erosion and sediment control install — silt fence, construction entrance, inlet protection, temporary seeding per the approved NC DEQ E&SC plan.
- Mass excavation and rough grading — strip, cut, and fill to engineered subgrade.
- Building pad — proof-rolled and compacted to the geotech report spec.
- Parking lot subgrade — graded to slopes the civil drawings call for, ready for stone and pavement.
- Stormwater BMPs — basins, swales, level spreaders, and outlet protection per plan.
- Finish grade and topsoil placement — final surfacing for landscaping or seed.
For sites needing fill, we use [Phil: typical fill-sourcing approach: on-site borrow, imported select fill, or both] and compact in lifts to the spec called out in the soils report. We coordinate with the geotech inspector for density testing.
The Two Calls We Get
"We've got a closing date and our current grader is behind" and "We need a sitework sub for our bid package."
For the first, we'll be honest about whether we can pick up the schedule — we won't take a job we can't finish on time. For the second, we'll provide a clean, line-item bid your GC can plug into their budget.
