The site preparation phase, which happens before the first board is nailed, is also where some of the most expensive mistakes are made. Phase 1: Survey and Boundary Marking
Before anything touches the ground, have a licensed land surveyor establish your property corners and any easements. Encroaching on neighboring property during clearing or grading creates legal liability. Survey pins get lost โ refresh them before work begins if you don't have recent stakes in the ground. This is not our scope, but it must happen first.
Phase 2: Percolation Testing and Septic Planning
If you're on well and septic (most rural WNC sites are), the septic system location drives everything else. A soil scientist or sanitarian conducts perc tests to determine what type of system your land can support and where the drain field can be located.
Do this before clearing. We've seen homeowners clear and rough-grade beautiful building sites only to find the perc test failed where they planned the house โ meaning the drain field location constraints required them to move the house pad, which meant re-grading from scratch. A few hundred dollars in perc testing before clearing saves tens of thousands in rework.
Phase 3: Land Clearing
Once the septic system location is established and the building envelope is defined, clearing begins. The sequence within clearing matters:
- Timber harvest first if there's valuable hardwood or pine. Timber companies will pay for quality logs and remove them โ essentially clearing pays you.
- Forestry mulching for brush, small trees, and stumps is typically the most efficient approach on 1โ20 acre residential sites in WNC.
- Traditional clearing with dozer for larger stumps, heavy equipment staging areas, and areas requiring aggressive earthwork.
Don't clear everything. Think ahead about trees you want to keep near the house for shade, privacy, or aesthetics. Clearing is much easier than replanting.
Phase 4: Access Road and Driveway Rough Cut
Construction equipment โ excavators, concrete trucks, framing delivery flatbeds โ needs to reach your site. If your driveway doesn't exist yet, cut it now. A 14โ16 foot wide gravel-surfaced temporary access road, properly sloped for drainage, prevents equipment from getting stuck and keeps the site accessible during rain.
The temporary access road usually becomes the permanent driveway, so invest in proper installation from the start rather than re-doing it later.
Phase 5: Rough Cut Grading and Building Pad
This is the major earthwork phase. A skilled grader:

Phase 7: Utility Trenching
Electric, water, gas, communication lines โ all need to be trenched to the building pad. Coordinate timing with your utility providers. Ideally utility trenching happens after rough grading but before finish grading, so trenches can be incorporated into the final grade without disturbing finished surfaces.
Phase 8: Finish Grading After Construction
After the house is built, finish grading establishes the final drainage grades around the foundation, prepares the yard for landscaping, and corrects any settling that occurred during construction. This phase is often rushed or skipped โ don't. Improper finish grading is the single most common cause of foundation moisture problems on new WNC construction.
